


Radon Testing
When you schedule your property inspection, we will ask if you would like us to conduct Radon testing. Typically, we will need to set the monitor at the time of the inspection and pick it up 48 hours later. We can also set it at least 48 hours prior to the inspection and pick it up at the time of the inspection.
Here are some brief facts in case you are not familiar with radon:
·Radon is a radioactive gas that rises up out of the soil.
·Radon is the second leading cause of lung cancer in the US.
·North Alabama has some of the highest levels of radon in the US.
·Mitigation costs run from about $1500 to $3500.
I often hear clients say they don’t believe radon is a serious concern. Regardless of whether you are concerned about radon or whether you “believe” in radon, be aware, if you don’t test before you buy the house, you may end up installing a radon mitigation system when you sell the house. It is better to test during the house inspection prior to closing so you can have it addressed.
The Radon testing fee is $125 if set at the time of an inspection. We used electronic radon monitors that provide hourly read out. This, along with a movement sensor helps us determine if the test conditions have been maintained in the house and that the monitor has not been moved to a garage or other area where radon levels may be lower. Maintaining the integrity of the test is critical.
I recommend that you find out the zip code of the house you are buying and look at the maps below that are from the State of Alabama County Extension Service website. These maps were developed by State testing and show the percentage of homes within each zip code that were tested to have high radon concentrations:
