Observations and Recommendations
The condition of visible elements appears adequate except as noted elsewhere in the report. Roof sheathing and framing were examined and probed for signs of deterioration. None were found except as noted elsewhere in the report.
Water stains were observed in the attic. (See note at Roof Section.) These were dry during inspection (no rainfall in weeks).
Ventilation: Attic ventilation appears to be adequate.
Safety Concern Some of the nuts are missing from the bolts holding the attic access ladder together. This can be very dangerous and should be repaired immediately.

Insulation
Wall insulation could not be observed. Estimated R value is estimated to be 11.
Ceiling insulation is fiberglass batts. Estimated R value is estimated to be 19.
Vapor barrier was observed in the ceiling.

ELECTRICAL SYSTEM
Description
The 120/240 volt, 200 amp service enters the house from underground.
The service entrance wires are copper.
The main service panel is located in the garage. The main panel contains circuit breakers.
The main disconnect is a 200 amp circuit breaker located in the main panel.
Service grounding connections at a driven rod were observed.
Branch panels locations: Attic air handler. At outdoor HVAC unit.
Most of the wiring that could be observed is copper in non-metallic cable.
Receptacles are the modern three prong grounded type.
Smoke detectors were observed in appropriate locations.
