For your
protection it is highly recommended that you obtain answers to the questions contained in
this document from the property owner prior to your scheduled home
inspection. You and your home inspector may find some of the information
obtained will be helpful in getting more benefit out of the home inspection.
An Insight home inspection is an unbiased visual examination of the
condition of a home. As a home buyer, you should view
your inspection as a way to gain valuable information about the biggest purchase
of your lifetime. It will help you determine whether there are any major
defects or system inadequacies in the home you are considering at the time
you are considering the purchase.
In most cases, we perform home inspections for prospective home buyers after a sales contract, conditional upon a satisfactory home inspection, has been accepted by the
seller. You will normally have from seven to ten days to arrange for your
home inspection. We at Insight strongly encourage you to attend the inspection, so that
you can
see first hand the workings of the home. It also represents an excellent
opportunity for the you to ask questions about the home or to
discuss potential changes.
Home inspections are not intended to point out minor or cosmetic flaws
such as spots on carpet or torn wallpaper. These types of defects can
be seen
without the aid of a professional.

Insight's goal is to educate and provide you with a
better understanding of the physical condition of the home. After the inspection is completed,
we prepare a written, narrative report with photos where applicable and
provide it to you within 12-24 hours after the inspection. Our
reports are NOT checklists or fill in the blank.
The home inspection should not be confused with an appraisal, a municipal
code inspection, an environmental audit, or a home owner's warranty.
Insight's home inspections cover all of the major systems of a house,
including structure, exterior, roofing, electrical, heating, cooling,
insulation, plumbing and interior.
Our inspections meet the Standards of Practice of the
American Society of Home Inspectors® (ASHI®).
Be very careful when shopping for a home inspector. The
industry is unregulated in Alabama and many unqualified people offer home
inspection services. Home inspection companies that offer to do repair work should be avoided.
